For example, in Fairfax County back in June, the average days on market, were about 10 days. In July that number moved up to about 13 days. So there’s still some opportunities out there.
Buyers are a little more cautious right now, but homes are still selling for at, or at least close to, listing price. Now, to be successful in this market, there are three things, you need to do. The first is you have to price your home right. You need an expert who’s going to know the local area, to really drill down on those comparables to make sure you find that sweet spot. If you overprice your home, it’s going to sit on the market. The longer your home sits on the market, the lower that final price is going to be.
The second thing you need to be sure of is to have a standout property. That means you need to clean it, fix it, possibly renovate it, and stage it.
Cleaning is easy. You need to clean it, declutter, and depersonalize the whole home. Fix it means anything that’s broken on the home, get it fixed long before you even go on the market.
