Whether you are an investor or simply an absentee homeowner, finding the right person to manage your property is critically important to protecting your assets without any unnecessary headaches. Our hands-on care-oriented approach to managing properties means that both our clients’ interests and their tenants’ needs are served in a quick and efficient fashion. We manage properties as NVA Property Management (which is separate and not related to Samson Properties or Samson Property Management), and are also rental home investors and real estate agents. We have the expertise.
As real estate investors and owners of rental properties, we have more than a decade of experience managing rental properties, and as real estate agents, we know the local market inside and out. Accordingly, we are well versed in the following skills and functions:
- Screening for responsible tenants via credit scores, background checks, employment verification and references from prior landlords.
- Helping landlords prepare their homes for rent, including recommending and facilitating strategic changes to ensure maximum rent and minimal problems in the future.
- Helping identify maintenance issues before and during tenancy and then finding qualified and reasonably priced contractors to resolve issues.
- Drafting leases to ensure clear terms and conditions to which tenants are to comply and that protect landlord interests.
- Ensuring that the tenants meet their responsibilities, including providing regular reminders for the tenants to pay rent on time and take proper care of the property.
- Using top-notch technologies to collect rent payments online, hold security deposits, pay landlords in a timely fashion, and secure access to important documents from leases to property management agreements, and accounting of expenses.
We are readily accessible to you and your tenants.
- Communication with us is easy and keeps you informed of what’s happening at your property.
- We are your and your tenant’s main points of contact within Samson Property Management. Both you or your tenants can email, text or call us directly 24/7 and we respond promptly.
- We don’t have any bureaucratic gatekeepers or automated phone systems.
Our fees are fair and transparent.
- We charge a flat 10 percent fee for monthly management of properties and one month’s rent to place a tenant.
- Unlike many other property management companies, we do not charge extra fees to find contractors or get estimates (up to 3 estimates free) to do work on your property, nor do we get any payments from companies you select to do the work.
- We look for qualified contractors who charge reasonable rates for maintenance services as the needs arise, and we don’t profit from locating and scheduling visits.
- We often get multiple bids to ensure our client gets a fair and reasonable price for work to be completed.
- Our only concern is ensuring your property is well maintained for your long-term investment purposes and for the tenant’s well-being.
